HSR Layout can yield hefty returns on investment

No doubt Bengaluru is a city of events and is changing fast with the property prices going up and the rental prices also following in tandem. Of late the rental prices have escalated more than the rise in property prices according to various estimates.  This could be a chance for the investors and if one is thinking of investment or if one wants to be an end user. Few areas are lucrative from both aspects. Just in case if you want to stay in the house bought by you, you have to keep that provision too. Considering all these factors one should choose an area which is rich in infrastructure, has high job generation in the micro-market and has demand in the rental market. There are quite few areas like these in Bengaluru the preference and population of which is increasing day by day.


One such location is HSR Layout which various indexes point out is in the list of most preferred location for sale and even for rental accommodation. The budget needed for this area may be a little more but the realtors opine that anywhere between Rs. 40 lakhs to Rs. 2 crore can fetch you a spacious home. And additionally if you plan to rent this house you could manage anywhere between Rs. 15, 000 to Rs. 1 lakh. Although most of the rental prices come in the range of Rs. 35, 000 to Rs. 50, 0000 the property values can vary depending on the location and the amenities available. But on the whole HSR Layout commands a premium rent on account of the neatness of the area which is well planned and proximity to the IT hubs and the central city regions like Koramangala, Indiranagar and even the BTM Layout and Electronic City.

The city based brokers and consultants opine that HSR Layout is gaining quick grounds in terms of commerce and it’s the most preferred destination of commercial real estate too. Techies who are employed in the IT corridors of Sarjapura and the Electronic City have high preference for HSR Layout although the statistics say that most of the properties are rented within Rs. 30, 000 per month. It is being noted by the consultants and the market watchers that senior management personnel of the top corporate offices and the traditionally rich who has a base in other parts of Karnataka have been the most of the population in this area.

The consultant remarks that although HSR Layout may be a costly option for the investor but the benefits and the return on the investment is high. In course of time the return on investment is bound to increase as the area is growing up in all aspects and is certainly an investor’s paradise.

  1. HSR Layout named by the combination of Husur and Sarjapura road in Bangalore is a place demanded for both commercial and residential place. If you are living in Bangalore than I think there is no need to discuss about the value of property in HSR Layouts. Whether you do rental business or looking for investment returns this place is like gold mine. Dreamz Infra do have few projects in HSR Layout and I guess the price would not be much as we expected.

  2. HSR Layout is prime locality of landmark. It has good connectivity towards all places of Bangalore . It is a quite and traffic free area with wide range roads connected with the electronic City, Sarjapura and Bellandur. So for these reasons many of IT and business people like to live here. And they are investing here to get good returns.

  4. I'm living since two years as tenant. It is real very decent and traffic free place. Here day by day price of plot, flat and rent of homes are going high due to high demand. whether you are looking for home to own or interested in investment then you go ahead without any further argument.

    Profit in real estate market depends on several factors, first of all you need to know the exact value of the property and the future scopes related to the location. HSR Layouts is definitely in demand and the people who are having property in this area are now consider as people with golden hands. In future the demand will rise in this area but to obtain maximum profit people should invest in such property which is low priced.

    2. 'HSR is gold mine', no doubt about it but if you want good returns you invest more money in HSR. Here you can't get any affordable flats and plot. Land value of HSR is very high.

  7. I enquired all the builders and agents in the Bangalore to buy flat in HSR layout within my budget I didn't get any response. Becoz in HSR layout the flats and homes costs are very high for the common man can't get a flat at HSR,the effect of high demand the day by day cost of the flats are increasing randomly compare to other locations in Bangalore.

    1. Hi, If you are seriously looking property for investment purpose than you should look it on south side because south side yield more than from north as rental business. HSR Layouts, BTM Layouts, Marathahalli, Koramangala and Sarjapura layouts are the best location for investments for rental business.

  10. The north Bangalore is now the emerging side now most of the companies are coming to this side with there corporate offices. Most of the government office were found in north Bangalore so this is a perfect place for residential Purpose. Here you can find more cheap flats as compare to south side so your targeted area in north should be near Hennur, HBR Layouts, Vidyaranyapura and any place near Manyata Tech park.

    1. Thank you Sathyanarayan, I was only interested in investing in realty market to get high returns. many people suggested me to choose Sajapur, Electronic city and HSR layouts. But your suggesting about north side of Bengaluru, if I invest in north Bangalore can I get good returns in future.

  11. I visited HSR layout and some apartments also; it is a splendid location with a widerange of roads with low traffic. While entering only you feel that luxury and pleasantness. Whatever it may be pries I decided to buy a flat in HSR.
